Senator Donzella James schedules public HOA day at Georgia State Capitol

Senator Donzella James (D–Atlanta) will host a Homeowners’ Association (HOA), Condominium Owners’ Association (COA), and Property Owners’ Association (POA) Day at the Georgia State Capitol on Tuesday, January 27, 2026. The event is scheduled to begin at 9:00 a.m. in Room 125 of the State Capitol, located at 206 Washington St SW, Atlanta.

The gathering is open to the public and aims to give residents an opportunity to discuss issues related to community associations directly with lawmakers. Senator James has invited constituents to share their experiences and concerns regarding HOAs, COAs, and POAs.

“Sen. James invites constituents to share community association issues and work with lawmakers to make owning a home a smoother process,” according to the announcement.

During the current legislative session, Senator James has sponsored three bills focused on improving transparency within community associations and protecting property owners from predatory practices. Senate Bill 106 proposes that local governments be allowed to impose rent regulations. Senate Bills 107 and 108 are designed to provide additional protections for members of community associations and offer alternatives to legal action in case of disputes.

“She has also sponsored three bills during the 2025 Legislative Session to improve transparency and safeguard property owners from predatory associations. Senate Bill 106 would allow local governments to impose rent regulations, while Senate Bills 107 and 108 would provide protections for community association members and offer alternatives to legal involvement in the event of disputes,” states the release.

Senator James plans to use this event as an opportunity both to explore these legislative proposals further and hear firsthand accounts from residents about their experiences with community associations.
